BASS COAST BUILDERS

FAQ's
Straight answers to the questions we hear most about planning, pricing and building a home with Bass Coast Builders.
Frequently asked questions
The more you can share, the more accurate we can be. If you already have plans, engineering or specifications from your architect or designer, we can start pricing straight away. If you are still at the sketch or concept stage, we will work through early cost guidance with you so your budget is realistic before detailed drawings begin. Our pricing is checked against current supplier and trade rates, so the numbers hold up later.
We start with what you want the home to do for you, then match a budget to it. Early cost guidance based on your concept drawings lets you make decisions before you commit to final design or permits. As the design develops, we refine the cost plan trade by trade, so you can see exactly where your money is going.
Our process follows clear stages: 1. First meeting and site visit; 2. Early Builder Involvement (EBI); 3. Design and documentation; 4. Detailed cost planning; 5. Permits and approvals; 6. Construction and site management; 7. Handover and aftercare. We stay closely involved at each stage, keeping you informed and your project moving from first idea to finished home.
Sooner is better. Involving us early helps you avoid design choices that blow out the budget or are hard to build. We can suggest smarter construction methods, practical details and cost savings while the design is still flexible, rather than after documentation is finished.
We keep changes to a minimum by agreeing a fixed-price contract and a full specification before work begins, covering materials, finishes, fixtures and fittings. If you do want to change something, we document it, price it clearly before any work goes ahead and update the program, so you stay in control of cost and timing.
Yes. Efficient homes are simply better homes. We aim beyond minimum code for comfort, energy use and durability, with careful attention to insulation, airtightness, solar orientation and healthy indoor air. You choose the performance level that suits your budget, from sensible upgrades through to a full high-performance or passive build.
Because a design is only as good as its build. Working with your architect or designer early lets us flag buildability issues, match materials and methods to your budget and make sure nothing is missed. The result is a smoother process, more reliable pricing and a home that performs as well as it looks.
We are a hands-on local builder that cares about quality, clear communication and good workmanship. We limit how many projects we run at once so each home gets proper attention. We put structural soundness, careful detailing and energy-efficient design first, and we keep you updated throughout with an open schedule and regular check-ins.
Either works. We are happy to build to plans from your own architect or designer, or we can introduce you to design partners we trust. Whichever way you go, we make sure the design is practical, buildable and true to what you asked for.
We build custom new homes, architectural homes and large extensions and renovations across the Bass Coast region. Keeping our work local means we can stay close to every site, our clients and our trades.
It depends on the size and complexity of the design. Bringing us in early usually shortens the overall journey because design, pricing and approvals run more smoothly. We will give you an expected timeframe for your project before construction starts, plus access to your schedule and regular progress updates along the way.
Yes, if you would like us to. We work with local landscape designers and contractors to create outdoor areas that suit your home, from decks and pergolas to complete landscaping. We can include this in your proposal or coordinate with professionals you have already chosen.
Our involvement does not stop when you get the keys. We return for follow-up visits after you move in to check everything is working as it should, give you a maintenance guide for your home and remain available whenever you need advice or help.
